I am very familiar with Green Valley. My mother lived there for 15 years and just left last year to move closer to my sister in Florida. She still gets sad all the time because she loved her 2 bedroom home and "yard" she could see the Santa Rita mountains across the valley. But she was feeling very isolated in GV because there is absolutely nothing to do in Green Valley other than go to the pool, golf and shop at Safeway. BTW, her house sold for $300k and has actually dropped in value in the past year. Prices there have been quite stable over the past year but had a huge run up since 2018. Her house doubled in value over those 5 years. My wife are approaching retirement age and have thought deep about moving to Tucson (Green Valley completely out of the question because it is quite a drive to Tucson) and the prices much better than any west coast city. You are seeing the effects of Californians fleeing the high prices. Tucson does have excellent medical care FWIW. Taxes are pretty low. There are plenty of houses in GV so you'll find something eventually.
